“Golden Visa” describes several long-term residence routes. The right starting point depends on the applicant’s category and evidence—not on a marketing label.
Official UAE sources describe routes for investors, real estate investors, entrepreneurs, exceptional talents, specialised professionals, scientists, students and other eligible categories. Each route has its own requirements, endorsements and issuing channels.

Real estate investor
Based on qualifying UAE property ownership and the current evidence required by the relevant land and residency authorities.
Entrepreneur
For qualifying founders or partners whose project and supporting authority letters meet the current criteria.
Exceptional talent
Category-specific endorsements may apply for cultural, scientific, sports or other recognised talent.
Specialised professional
Requirements can include qualifications, professional status, salary evidence or authority recommendation depending on the category.
Property investor route in Dubai
Dubai Land Department and GDRFA Dubai currently describe a property-investor threshold of AED 2 million across one or more qualifying properties. The official Dubai service information also addresses mortgaged property and the evidence required by the relevant authority.
Official pages are not fully consistent in every detail. Dubai service cards currently describe a 10-year residence route for qualifying property investors, while a separate ICP Golden Residency guide presents a 5-year duration for the real-estate category. We therefore do not promise a duration until the active route and issuing authority are confirmed for the applicant.
