Know what type of market content you are reading
Market education
Evergreen explanations of transactions, supply, demand, pricing evidence and risk.
Market reports
Dated summaries with stated data periods, sources and methodology.
Latest analysis
Interpretation of a defined development, segment or change, clearly separated from fact.
Prefer primary evidence
Dubai Land Department is the core official source for registered real-estate activity and transaction services. Project or regulator information should come from the relevant official source. Developer material can establish project facts but not independent investment performance. Listing portals show advertised supply, not completed transaction values.
Ask a narrower question
- Which area, property type and development stage?
- Which period and comparison period?
- Registered transactions or asking prices?
- Primary or resale market?
- What assumptions drive the conclusion?
- Which risks or missing data could change it?
Analysis is not a guaranteed forecast
Past activity, current demand signals and planned development do not guarantee future prices, rent, occupancy or returns. Analysis must explain uncertainty and avoid converting a scenario into a promise.
If a market claim has no area, segment, period and source, it is too broad to support a decision.

Every item needs scope, source and date
Dated analysis should show publication date, data period, reviewed date, author status, methodology note, source links and a clear distinction between factual evidence and interpretation. Unsupported author names or credentials will not be invented.
