A useful market statement names the geography, property type, completion status, data period and evidence type. A city-wide average can hide changes in transaction mix, new project launches or different behaviour between prime, mid-market and emerging areas.

Separate new-project activity from resale evidence

Primary and resale transactions can differ in pricing structure, payment schedule, completion risk, available evidence and buyer motivation. Combining them without explanation can distort the conclusion. Record the transaction channel and stage before comparing price or volume.

For completed transactions, official registration evidence is more authoritative than asking prices. Comparable properties should match location, type, size, condition, view, age and transaction timing as closely as possible. An advertised price is an intention, not proof of a completed value.

Development risk

Treat future delivery as a separate risk set

For a property under development, verify project and developer facts through official channels, review the contractual and payment obligations with appropriately qualified advisers and distinguish delivered infrastructure from planned infrastructure. Completion, market value and returns are not guaranteed.
