What qualifies as a market report
A report should answer a defined question using a stated period and dataset. It must describe whether evidence comes from registered transactions, official project information, advertised supply or another source. If a dataset cannot support a conclusion, the report should say so.

Use official evidence before secondary summaries
Dubai Land Department is the preferred official source for transaction and registration context. Relevant authority and developer sources can establish project facts, while advertised listings can illustrate asking supply only when labelled correctly. Secondary commentary should not replace the underlying source.
Reports follow evidence, not a publishing quota
Dubai Gateways will not create a monthly or quarterly report unless the period can be analysed responsibly. A dated, narrow report is more useful than a broad recap filled with unsourced percentages or forecasts.
No fabricated “latest report” has been created. This draft establishes the publication standard and destination for future verified reports.
Keep comparisons like-for-like
- Use the same area boundaries and asset definition.
- Explain changes in new-launch or transaction mix.
- Separate registered values from asking prices.
- State whether the comparison is month-on-month, year-on-year or another period.
- Avoid annualising a short, volatile observation without justification.
Reports describe evidence, not guaranteed outcomes
A report may identify patterns and scenarios, but it cannot guarantee future price, rent, occupancy, liquidity or returns. Every conclusion should identify the assumptions and alternative explanations that could change it.
