Initial guidance and coordination

UAE Golden Visa guidance, without the guesswork.

Understand the potential route, evidence and official process before sharing documents. We start with category facts and coordinate a specialist only when necessary and with consent.

Start with evidence, not a sales promise

A threshold or category name is only the first screen. Ownership, route-specific evidence and the active authority service card determine what should be checked next.

Start with the category, not the promise

“Golden Visa” describes several long-term residence routes. The right starting point depends on the applicant’s category and evidence—not on a marketing label.

Official UAE sources describe routes for investors, real estate investors, entrepreneurs, exceptional talents, specialised professionals, scientists, students and other eligible categories. Each route has its own requirements, endorsements and issuing channels.

Common routes to review

ROUTE 01

Real estate investor

Based on qualifying UAE property ownership and the current evidence required by the relevant land and residency authorities.

ROUTE 02

Entrepreneur

For qualifying founders or partners whose project and supporting authority letters meet the current criteria.

ROUTE 03

Exceptional talent

Category-specific endorsements may apply for cultural, scientific, sports or other recognised talent.

ROUTE 04

Specialised professional

Requirements can include qualifications, professional status, salary evidence or authority recommendation depending on the category.

Property investor route in Dubai

Dubai Land Department and GDRFA Dubai currently describe a property-investor threshold of AED 2 million across one or more qualifying properties. The official Dubai service information also addresses mortgaged property and the evidence required by the relevant authority.

Do not rely on the threshold alone. The authority may need to confirm the property status, ownership share, paid amount, valuation, title evidence and any mortgage-related conditions. The active service card should be checked immediately before applying.

Official pages are not fully consistent in every detail. The linked Dubai service cards currently describe a 10-year residence route for qualifying property investors, while the ICP Golden Residency guide presents a 5-year duration for the real-estate category. We therefore do not state a duration until the active route and issuing authority are confirmed for the applicant.

Authority decisions

Eligibility and approval remain with the relevant UAE authorities.

From first enquiry to a clear next step

Identify the likely category

Property, entrepreneurship, professional, talent or another officially recognised route.

Review the basic facts

Current country, UAE status if any, category evidence, timeline and family considerations.

Check the active authority route

Confirm the current service card, issuing channel and evidence requirements.

Connect with the relevant specialist

Understand who can support the next step and why.

Confirm how the enquiry will be handled

Know what is shared, with whom and for what purpose.

Continue through official channels

The applicant and selected specialist proceed under the relevant authority requirements.

What to share at the first stage

At the first stage, share enough context to clarify the route and next questions; sensitive documents are not needed through the public enquiry form.

01

Your current country
For contact and service-routing context.

02

The route you want to explore
Property investor, entrepreneur, specialist, talent or not sure.

03

Relevant non-sensitive summary
For example, property status and approximate value range—without uploading title deeds, passports or statements.

04

Your intended timeline
Exploring, preparing soon or already holding relevant evidence.

05

Family considerations
Whether the discussion should include dependants, subject to the official route.

Documents come later, through the appropriate channel

Official service cards may require passports, title or property-status evidence, photos, UAE identification or residency evidence, and route-specific authority letters. These should only be handled through the official authority channel or the selected specialist’s controlled process—not uploaded to a general website form.

Why cases that look similar can differ

Two applicants may quote the same property value, yet their ownership share, mortgage position, title evidence or issuing route may not be the same. That is why the active service card is checked before a likely pathway is described.

Frequently asked questions about the UAE Golden Visa

What is the UAE Golden Visa?

It is a long-term residence framework available through defined categories. The appropriate route depends on the applicant’s circumstances and current authority requirements.

Does buying a property automatically qualify someone?

No. Property value, ownership records, financing position and other evidence may be relevant, and eligibility must be confirmed against the current official route.

When should documents be shared?

Start with a general discussion. Share identity, financial or property documents only after the required evidence and the responsible specialist have been clearly identified.

Can family members be included?

Family sponsorship may be available depending on the approved residence category and current requirements. The specific position should be checked for each household.

Final eligibility and approval are determined by the relevant UAE authorities.
