Dubai property due diligence begins before a buyer pays a reservation amount. It is the process of checking the property, parties, documents, costs and exit assumptions against official records and independent evidence.
A polished brochure can explain a project. It cannot confirm every detail a buyer needs. The checks below are designed to slow the decision down at the right moments.
1 Confirm who is involved
Record the full names of the developer, seller, broker and any authorised representative. Check the relevant licence or registration through official Dubai channels where the service is available.
Payment instructions should match the verified transaction route. If a name, account or instruction changes, pause and confirm it independently.
2 Verify the property and project
- Confirm the unit or plot reference.
- Check whether the property is completed or off-plan.
- For an off-plan unit, verify the project status and escrow information.
- Review the ownership structure and permitted use.
- Match the advertised layout and area with the contractual documents.
Similar unit numbers, project names or building phases can cause confusion. Use the exact reference on the official record.
3 Read the contract in full
Look beyond the payment schedule. Review completion provisions, default clauses, transfer restrictions, maintenance responsibilities and any conditions attached to incentives.
Marketing claims should appear in the agreement if they are meant to be binding. Where wording is unclear, obtain independent legal advice before signing.
4 Build the complete cost sheet
The purchase price is not the complete cost. Add the transaction charges shown by the relevant authorities and documents, service charges, maintenance, furnishing if needed and a reserve for unexpected work.
For a completed apartment, review the current service charge information. For a rental plan, test more than one occupancy and rent scenario. Do not build the decision around the best possible outcome.
5 Inspect the physical asset
For a completed property, inspect the unit and common areas. Look at the building condition, lifts, parking, noise, access and evidence of ongoing maintenance.
A snagging or technical inspection may identify issues that are not visible during a short viewing. The scope should match the property and stage of construction.
6 Understand the community
Travel time on a map is not the same as a real commute. Visit at different times where possible. Check access, planned construction, schools, healthcare and the services that matter to the intended resident or tenant.

7 Test the exit before buying
Ask who may buy or rent the property later and what alternatives they will compare it with. Review supply in the building, nearby projects and any transfer conditions.
An exit plan is not a prediction. It is a way to identify whether the purchase works only under one optimistic scenario.

- Property and title information available for the transaction.
- Seller or developer documents relevant to the sale.
- Reservation and sale agreement drafts.
- Payment schedule and verified payment instructions.
- Service charge and building information where applicable.
- Project status and escrow details for off-plan property.
- Written confirmation of material incentives or commitments.
Three reasons to pause
- You are asked to pay before receiving the basic documents.
- The official record does not match the listing or contract.
- The purchase works only if prices, rent or completion move exactly as hoped.
