Model housing by area, unit and contract

Do not use a city-wide rent average. Shortlist actual areas, then compare similar units by size, age, condition, building or community facilities and commute. Record the payment schedule, deposits, agency or administrative amounts, utilities, cooling arrangement, parking and likely furnishing needs.

Use the KHDA directory to compare curriculum, location, grade availability, inspection information and the current fee fact sheet for each shortlisted school. Add transport, uniforms, activities, devices, meals and any support needs. Treat availability as a separate risk from cost.

Map home-to-work, school, healthcare and regular activities. Compare public transport access, vehicle-related commitments, taxis or ride services, parking and time. A cheaper home can become more expensive when every routine trip is long or requires multiple vehicles.

Coverage and access

Understand cover before relying on it

Clarify who provides health cover, which network and facilities are included, approval or referral rules, exclusions and out-of-pocket responsibilities. Do not assume the same arrangement applies to every family member. For providers and facilities, verify licences and service details through official Dubai health channels.

Build a minimum viable scenario, a preferred scenario and a stress scenario. Use current written inputs, mark every unknown and show which decisions cause the largest change. Revisit the model when area, school, job, family size or transport assumptions change.

  • Add an emergency and transition buffer.
